7 SIGNS YOUR ROOF IS TALKING TO YOU
A roof almost never fails all at once — it fails in steps, and every step down roughly doubles the repair cost. Here's what to look for, from the ground and from the attic.
From the street
- Curling or cupping shingle edges — thermal fatigue; wind gets a finger under them next
- Dark streaks or bald patches — the protective granules are washing off; check your gutters for them
- Patchwork that doesn't match — previous spot repairs are a diary of past leaks
- Sagging ridge line — a structural conversation, have it early
From the attic (where the truth lives)
- Pinholes of daylight at the ridge or around nails — if light gets in, water gets in; it just waits for rain
- Stains, streaks, or rings on the underside of the decking — the roof's own leak history, written down
- Rusty nail tips or damp insulation — condensation from poor ventilation, aging your roof from the inside
None of these alone means "replace it today." Two or three together on a 18+ year roof mean it's time to get honest numbers — while it's a planned project instead of a February emergency.
